Dock seals, shelters and bumpers
Dock Seal, Shelter & Bumper Replacement in Greensboro
Request assessment and replacement of dock seals, shelters, and dock bumpers at a commercial loading bay in Greensboro. This page covers trailer-opening fit, visible seal damage, and bumper condition as separate scope items; it does not cover structural dock-face repair, leveler repair, door repair, or claims about energy savings and payback.
Requests are taken by phone. Provider availability and arrival times must be confirmed; a request is not a booked visit.
Independent service-request website. Calls may be shared with a third-party provider. The provider confirms availability, pricing, and service terms.
Is this the right page for your bay?
Use this page when the concern is the interface around a docked trailer or the bumpers at the dock face.
- If the platform or lip that bridges the trailer has stopped working, use dock leveler repair for pit and edge-of-dock units.
- If the restraint, communication lights, or loading sequence is the issue, use vehicle restraint, dock light and control panel repair.
What this page covers and what it does not
Covered
- Compression seals, inflatable seals, and shelters with head and side curtains.
- Torn fabric, exposed or compressed material, attachment condition, and visible gaps around docked trailers.
- Crushed, split, detached, missing, or repeatedly contacted dock bumpers.
- Trailer-mix, opening, projection, and placement questions for provider measurement.
Not covered here
- Concrete dock-face, wall, embed, or pit-edge structural assessment and repair.
- Dock leveler, commercial door, restraint, trailer, forklift, and yard-tractor repair.
- Energy-savings, product-protection, or payback calculations.
This scope is for commercial bays only, not residential garage doors, storefront or pedestrian doors, forklifts, or marine and waterfront docks.
Seals and shelters meet different trailer profiles
A compression seal uses pads around the opening; an inflatable seal expands for contact; a shelter uses head and side curtains around the trailer. Trailer height, width, rear geometry, approach, and frequency at a bay affect the fit question. Adjacent door, leveler, bumper, and clearance conditions belong in that application review.1
Visible daylight, weather or pest intrusion, torn fabric, and persistently crushed material are useful observations. They do not establish the needed dimensions or product configuration. Measuring the opening, projection, approach, and trailer range is the provider's work.
Assess bumper condition separately
Dock bumpers help establish spacing between a vehicle and the building. Their condition and placement should be reviewed when there has been known vehicle contact or recurring damage at one bay.1 A crushed or detached bumper is an observable condition, not proof that it caused damage to the door, leveler, wall, or trailer.
- Describe seal or shelter condition as one item on the call.
- Describe left and right bumper condition as a second item.
- Report known impact history and repeated door or leveler damage without assigning a cause.
Observe from a protected position
Facility staff can gather bay identification, trailer records, photographs already taken from safe positions, impact reports, and prior work records. A damaged walking-working surface or edge must be addressed under the facility's safety process and assessed by a qualified person.2
Concrete and dock-face damage require a separate decision
Cracked or displaced concrete, loose embeds, a damaged pit edge, or movement at an attachment area may indicate a separate structural scope. Ask the provider to state what is included and what must be referred to a qualified person. A seal or bumper proposal should not be assumed to include concrete or structural repair.
What you are seeing, and what a technician may inspect
Report safe, visible observations and known bay history. The provider must measure and inspect before identifying cause or replacement configuration.
| What you are seeing | What a qualified technician may inspect | Why it matters | What to say on the call |
|---|---|---|---|
| Daylight is visible around the same areas of a docked trailer. | Trailer profile, opening dimensions, projection, seal or shelter type, and attachment condition.1 | The opening and trailer mix determine whether the existing interface fits the application. | Identify where the gap appears and which trailer types were present. |
| Fabric is torn, hanging, or separated from an attachment. | Cover material, internal support, side and head members, attachments, and contact pattern.1 | The extent and location help distinguish a limited material repair from a broader replacement assessment. | Describe the side, approximate area, and whether vehicle contact was reported. |
| Compression material remains crushed or has exposed interior material. | Pad condition, backing, projection, contact area, and the trailers assigned to the bay.1 | Permanent deformation and trailer fit affect replacement selection. | State whether the condition is at the head, left side, right side, or several areas. |
| A bumper is split, crushed, tilted, detached, or missing. | Both bumpers, mounts, placement, dock-face attachment area, and impact history.1 | Bumpers contribute to vehicle-to-building spacing, but cause cannot be assigned remotely. | Report left and right bumper condition separately and note known contact. |
| Weather or pests are entering around a docked trailer. | Gap location, material condition, trailer variation, and adjacent opening clearances.1 | Intrusion identifies where fit should be assessed without proving one failed component. | Describe when and where intrusion is observed, without making a savings claim. |
| Door or leveler damage repeatedly occurs at the same bay. | Door, leveler, bumpers, seal or shelter, clearances, approach, and documented impacts as separate systems.1 | Repeat damage may involve several adjacent conditions and needs a coordinated assessment. | List dates, damaged equipment, trailer types, and known impacts. |
| Concrete is cracked, displaced, or loose near a bumper mount. | A qualified person should assess the dock face or pit edge separately from the bumper scope.2 | Attachment replacement does not resolve an unassessed structural condition. | Report visible concrete damage and request a clear scope exclusion or referral. |
| Fit varies substantially among trailers assigned to the bay. | Documented trailer range, rear geometry, dock approach, opening, and appropriate seal or shelter configuration.1 | A mixed fleet changes the application and measurement questions. | Provide trailer types and dimensions from records rather than measuring at the dock. |
A symptom identifies the systems to assess; it does not establish which component failed. Nothing in this table is a remote diagnosis or an instruction to operate, reset, adjust or test the equipment.
What to have ready before calling
Gather records and observations from safe locations:
- Bay number, opening dimensions from existing facility records, and current seal or shelter type.
- Manufacturer, model, and prior installation documents if available.
- Trailer height, width, and rear-configuration range from fleet or carrier records.
- Separate descriptions of head pad or curtain, side pads or curtains, and left and right bumpers.
- Safe-position photographs and dates of known impacts, weather entry, pest entry, or recurring adjacent-equipment damage.
- Any report of cracked concrete, loose attachment areas, or pit-edge damage requiring separate review.
- Access restrictions and the facility contact responsible for bay traffic control.
What moves the price, framed as quote questions
Ask the identified provider:
| # | Ask the provider |
|---|---|
| 1 | Which seal, shelter, curtain, pad, or bumper components are included in the quoted scope? |
| 2 | How will the recorded trailer mix and opening dimensions affect the selected configuration? |
| 3 | Does the proposal include removal and disposal of the existing materials? |
| 4 | Are bumper mounts and attachment hardware included, and how is dock-face damage handled? |
| 5 | What access equipment or bay shutdown coordination is required? |
| 6 | Which observed conditions require another trade or a qualified structural assessment? |
| 7 | Are the seal condition and bumper condition priced and described separately? |
What the quote should separate
- Trip or service-call charge — is it separate, and does it apply if no repair is authorized?
- Diagnosis — how is the assessment charged, and what does it include?
- Labor and access — hourly or scoped, and what does lift, pit or after-hours access add?
- Parts — identified by manufacturer part where possible, with lead time stated?
- Other trades — electrical, concrete or structural work quoted by whom?
- Permits and follow-up — who applies, who pays, and what documentation is delivered afterward?
Repair it, or replace it?
A localized fabric tear or attachment issue may support a repair discussion when the remaining assembly still fits the opening and documented trailer range. Broad material deterioration, repeated contact damage, persistent deformation, or a changed trailer mix can shift the question toward replacement, but the provider must measure and inspect.
Bumpers should be considered independently. One damaged bumper may have a different scope from two worn bumpers, displaced mounts, or damaged attachment areas. Concrete, embeds, and pit-edge conditions require an explicit boundary and may need another qualified party.
The North Carolina layer for this equipment
The applicable North Carolina and local questions depend on whether the work remains a component replacement or expands into building, structural, or electrical work.
- North Carolina's qualifying commercial permit exemption uses a $40,000-or-less test and six statutory exceptions. Covered work on the property is totaled across 12 consecutive months, and an exemption is not a code exemption.34
- If dock-face, wall, opening, or structural work is added, ask the issuing office whether a permit applies. Greensboro Development Services is the issuing office inside Greensboro city limits.5
- A damaged walking-working surface or exposed edge belongs in the employer's inspection, guarding, repair, and qualified-person process.2
- North Carolina operates an OSHA-approved State Plan, while federal OSHA retains specified jurisdiction.6
Use the North Carolina codes, standards and offices reference to identify the issuing office and relevant safety references; the office and facility's qualified personnel decide what applies to the property.

Dock Seal & Bumper Replacement: questions facility teams ask
How do we know the bumpers are worn out?
Report observable conditions such as splitting, crushing, tilting, detachment, missing material, loose mounts, or uneven left-to-right condition. Those observations justify assessment but do not establish cause or the correct replacement. The provider should inspect both bumpers, placement, attachment areas, trailer contact history, and adjacent equipment before defining the scope.1
Our trailers vary in size — does that change the seal?
Yes, trailer mix is part of the application question. Provide trailer heights, widths, and rear configurations from facility or carrier records. The provider should measure the opening and assess approach, projection, clearances, and contact pattern before selecting a compression seal, inflatable seal, or shelter. Staff should not enter the trailer-to-dock space to take measurements.1
Is the damaged concrete dock face included in a seal or bumper job?
Do not assume it is included. Cracked or displaced concrete, loose embeds, or pit-edge damage may require a separate qualified or structural assessment. Ask the provider to identify attachment work in the proposal, state the concrete and structural exclusions, and explain whether another trade or permit review is needed.
Can a torn seal be repaired instead of replaced?
Possibly, depending on the tear location, support and attachment condition, remaining material, fit, trailer contact pattern, and availability of an appropriate repair. Ask the provider to separate a limited fabric repair from full pad, curtain, or assembly replacement and to explain whether the existing configuration still fits the documented trailer range.
Why do the same bay's door and leveler keep getting damaged?
Repeat damage can involve several adjacent conditions, including the door, leveler, bumper placement and condition, seal or shelter, opening clearances, trailer mix, approach, or known impacts. It does not establish one cause remotely. Request a coordinated assessment and ask which condition the proposed repair addresses and what explains the recurrence.1
What makes seal and bumper pricing move?
Ask about the selected seal or shelter type, number and size of components, bumper construction and mounts, attachment condition, removal, access, bay-control needs, and whether concrete or another trade is excluded. Trailer range and opening measurements can change the configuration. A provider should confirm the actual scope and pricing before work begins.
